Applying for a Home

How It Works

We partner with hard-working, local families to help them build a better life for themselves and their loved ones – because we know that decent, affordable shelter offers strength, stability, and self-reliance. Each year, Niagara Area Habitat for Humanity builds and rehabilitates homes in Niagara County which are then sold to families seeking affordable housing through an affordable, low-interest mortgage.

Families in need of decent affordable housing who are making less than 80% of the Area Median Income can apply for a Habitat home by completing an application. Our Family Selection Committee reviews each applicant and selects homeowners based on three criteria:

  • The applicant’s level of need
  • Their willingness to partner with Habitat
  • Their ability to repay a mortgage through an affordable payment plan

Sweat Equity

Habitat’s homebuyers invest 500 hours of their own labor, called sweat equity, working alongside volunteers and other Habitat homeowners, in addition to paying an affordable mortgage and receiving financial education.

Niagara Area Habitat for Humanity follows a nondiscriminatory policy of family selection. Neither race nor religion is a factor in choosing Habitat’s homeowners.

Eligibility

To qualify, families must make at least $27,000 per year and cannot exceed these income limits for their household size.

Housing Need

Potential homebuyers might be dealing with poorly made, unhealthy or inadequate housing; unaffordable rent; or have other shelter needs.

Ability to Pay

Prospective homebuyers will need to prove the ability to make a future mortgage payment through our application process.

Willingness to Partner

Habitat homebuyers put in hundreds of hours of “sweat equity” helping build their own home and the homes of others in the program. This also includes classes in personal finances, home maintenance and other homeownership topics.
